I’m Will Gilliam — co-founder of LakeLife Team at eXp Realty Luxury, based in Kingsland, Texas, in the heart of the Highland Lakes.
I hold the Certified Luxury Home Marketing Specialist (CLHMS) designation with Million Dollar Guild Recognition — a credential held by fewer than 1% of agents in the country. It isn’t a course you take on a weekend. It requires documented luxury sales performance to earn, and a commitment to standards most agents simply won’t pursue. I pursued it because my clients deserve an agent who holds themselves to that bar.
Before real estate, I was a Registered Nurse. My wife and co-owner Debbie was too. That background shapes how we work: nothing gets missed, you always know where you stand, and the care we bring doesn’t change based on what you’re buying or selling.
I served as President of the Highland Lakes Association of Realtors in 2015. Our agents serve on the MLS board because staying involved and doing what is best for consumers is a standard we hold ourselves to — not a checkbox.
We serve buyers and sellers of luxury waterfront homes, ranches, residential properties, lots, and commercial real estate across Lake LBJ, Inks Lake, Lake Buchanan, and Lake Marble Falls. Luxury is our niche. The 5-star standard applies to every client, at every price point.
