The most important was local knowledge as we were buying a second home. Jerry and his team worked on both sides of our purchase. He was upfront about how this would work and we were extremely satisfied with the honesty of the interaction. There were no games played in our interaction which was something we had previously experienced with a different broker in a different market. Jerry and his team were with us every step of the way and were open to our request to close on or about 30 days after having an accepted offer. There were no significant delays which we believe has a lot to do with Jerry having all the info upfront that we needed to make this a smooth purchase. Jerry is truly a star. He gives you his time like you are the only person/people he is working with. He goes above and beyond including making suggestions on design, something he has a knack for. He is willing to go to the town on your behalf to ask questions even after your purchase is complete.

Gerald Cibulski and his team at Century 21/Albertson Realty, in Southold, Long Island, New York, rapidly sold our small (1/3/ acre) parcel of inherited vacant land that was "grandfathered in" as a building lot. Gerald facilitated the decision of a reasonable, yet aggressive, selling price. He rapidly uploaded notice of the sale to the major, and numerous minor, real estate web sites; submitted ads to numerous local/regional publications; and posted a physical ad at the lot itself. Interest developed quickly, given the favorable location of the property. Negotiation of the selling price was handled professionally by Gerald Cibulski with the buyer and the seller, as were details related to completing the survey and title search, to ensure closing could proceed as quickly as possible. Gerald conducted himself in both a professional and cordial way throughout. His efforts were focused, immediate and skillful. I would certainly recommend him and his firm to others seeking to sell properties on eastern Long Island, whether vacant land or houses.
