Joan Carmichael

I have worked with Joan Carmichael on the sale and purchase of properties for over 20 years. Each time she continues to demonstrate her expert knowledge of the real estate markets in/around the metropolitan DMV area. She is experienced in setting goals and expectations to her buyers and/or sellers of what to expect throughout the real estate process; knows how price listings for sale; while communicating often and clearly of what is happening during the process and ultimately the transaction. Joan is a trusted advisor; but more importantly, she's kind, generous, professional and attentive.

Joan and I have been neighbors for many years. After 34 years of living in my home, I decided it was time to sell and downsize. Joan was the third realtor I met with and by far the most impressionable. From our first meeting to our pre-closing session, Joan continuously explained every step and terminology used in the house sale process. If I had questions, etc., Joan promptly and clearly responded to my concerns in the most professional manner. Her real estate experience and knowledge are exceptional. Most importantly, Joan is a real person who understands and respects her clients.

We recently sold our home in SW DC with the phenominal support of Joan Carmichael! From start to finish, she went above and beyond what was required by contract. We were non-local for a majority of the time the home was shown and Joan made a personal committment to stop by before and after every visit to ensure a positive first impression each showing. She took time to understand our expectations and needs, offered clear guidance, and handled every detail with professionalism and care. Her expertise, responsiveness, and genuine commitment made a complex process feel smooth and manageable. I highly recommend Joan to anyone seeking a realtor who truly exceeds expectations.
