JoAnn Caddoo was phenomenal. My husband and I were first time home buyers who had just moved to a new state. We didn't know the community or the the process for buying a home. We were in the middle of interviewing real estate agents when we met JoAnn at an open house. We spoke with her and right away we felt comfortable with her. She was offering to help us before we had even made our final decision. Ultimately, we chose JoAnn because of her willingness to immediately go above and beyond and how she made us feel at ease during this very stressful time. We were looking at houses the very next week. She has a strong foothold in this community and her reputation was a huge part of what helped us buy our home. She advised throughout the inspection process on what we should/could get seller credit for and what we needed to take on ourselves, ultimately helping us make strategic decisions along the way. JoAnn's weekly emails kept us on schedule and in the know on everything that was happening - and there is so much happening during escrow. Her knowledge not just of the real estate side of things but the loan side also helped us ask the right questions as first time home buyers. When we finally closed, Joann still continued to be a resource for us providing us local contacts for trusted contractors and support on what to expect with this new purchase.

We sold our home with another agent/broker in 10/22 which was the first time going through the real estate process with an agent. We had only done an in family real estate deal. Our agent was not pleased when, after we made many concessions, we did not concede anymore items that the buyers requested. It was unpleasant to be reprimanded by the agent. We were ready if the buyers did not want to accept but the closing happened on schedule. We never heard from this agent again and it felt like the stereotypical real estate agent of taking thousands of dollars from the sale of our home without a second thought. We were already skeptical of the industry, and this only amplified it, but we were in need of a home to buy. It took a couple months to even consider another agent but we kept going to open houses. We met JoAnn at an open house that she was hosting. She had a warm demeanor, was interested in our situation and just felt down to earth. We didn't give it much thought because we were not ready to deal with anyone but JoAnn followed up a few times over the next month or two and was never pushy; she actually seemed genuine! When it came to the point where we realized we were going to NEED an agent we didn't hesitate to call JoAnn because she truly seemed to care more about her clients than the money. JoAnn is always ready to dig and find the answers that are needed not only doing research for herself but also providing us with the contacts to make our own informed decisions. Through the closing process, she runs a tight ship to make sure deadlines are met and all questions are answered. She is very thorough! JoAnn is extremely professional, courteous and respectful not only towards her buyers but of the sellers whose homes she would show and this makes an impact. If we need Colorado real estate we will not be contacting anyone else! JoAnn still checks in with us to see how the things are going, has helped us find recommended contractors for work that we want done, sends thoughtful cards and gifts and is like a friend; I wouldn't hesitate to call her to ask about anything real estate, she always has time for us, was always happy to see us. And her smile is contagious, she exudes joy. JoAnn is a dear soul who also is an agent. We were able to close in 3 1/2 weeks, thanks to our lender and JoAnn, we met the seller, which was a true honor and we are so pleased with our new home that JoAnn was able to help us obtain because of her going to bat for us!

JoAnn Caddoo was excellent to work with! She was knowledgeable, patient, and highly responsive. She put up with our dumb questions, confused looks, and late-night text messages and emails for months while we found the perfect place. She helped us come up with an excellent offer when we found the place we had to have, and thanks to her we are getting settled in our new home. She kept us on track and informed all the way through closing, and we could not have done this without her.

JoAnn is the sweetest, most informing, and lovely realtor. Being first time home buyers is overwhelming in and of itself yet she helped us feel welcome into the vast world of finding a home/investment. She was always a ring or text away and made us feel grounded throughout the process. I can't stress enough how great she was! She shared her experiences and resources to help find the best home. She made it known that no question is a dumb question and we could freely ask about anything along the process. JoAnn is amazingly good at what she does. She was regularly in contact with us regarding how she was advertising, letting us know how the market was going; how interest rates were going and how they were affecting sales and what banks were doing to help buyers and referring us to various, movers,l repair persons, etc She is also a very genuine, honest, kind and friendly person. JoAnn is exceptional in every aspect of what she does.
