I am 100% pleased with Karyn Nelsen, our “0.5% listing agent” with whom we recently sold our house in Phoenix, and I’m very happy to provide her with an unsolicited, outstanding review. We had originally listed our home on Zillow as a “for-sale-by-owner” and over a couple months had a number of people view the property but no offers. Karyn was among about 30 realtors who noticed our Zillow listing and contacted us to ask whether we wanted a selling agent. We ignored them all but were intrigued by Karen’s selling model (0.5% to her and 2.5% to the buying agent). Karen wasn’t pushy but emailed me every now and then to see if I had changed my mind. When our house didn’t sell, I figured we needed to get on MLS and I decided to work with Karyn. It only took about half an hour to fill out her online form, and within 24 hours we had two offers on our house at essentially the same price I had originally asked on Zillow. For that half percent Karyn gets your home on MLS and then does all the paperwork and negotiating with the buying agent. I found her knowledgeable, professional, and a pleasure to work with. In this era I just don’t understand what selling agents actually do to earn their typical 3%. I get it for the buying agents… they have to schlep clients all over town in a Mercedes, looking at a couple dozen houses before a sale occurs. But what does a selling agent really do to move your house? They get you on MLS (so the buying agents can find you) and they negotiate for you. Well, Karyn does all that for a half percent. You know, I never even met her in person. We did in all by phone and email, and the whole thing was easy and seamless. With Karyn our total commission fee was only 3%, instead of the standard 6%, so we ended up saving $12,000. Which means…. I’m taking the wife out to Red Lobster! Oh yeah, and buying a new car.
