What I appreciated about Peter was he was honest about the houses he showed us. He feels you out and takes notes what you want. He builds trust by showing you a house he knows you won't like but you want to see it. In our experience after the first couple showings with him we would ask about a house that looked promising and could trust his opinion if it was worth looking at.
