Robb's demeanor has a calming effect. Sellers can get really anxious about selling, unable to think positively or take important steps to attract buyers or to close the deal. Robb always had the big picture in mind and worked to ensure everyone involved did their parts. We expected a tough slog as the average time on market in our old neighborhood was 3-6 months. That we were able to do it in 2 months was a welcome relief! Robb said what we needed to hear without exaggerating or lying. You need an experienced agent who will respond to your messages or calls at anytime of the day, who will stay the course, be the eye of the storm.

Robb didn't try to wow us with shiny, self-marketing ploys. Instead, he brought solid data, an unimpeachable local knowledge, and all the marks of someone with the integrity to give us bad news when needed rather than blow smoke. I thought his list price was on the high end. He had us in a bidding war within the first 48hrs of listing, settling on an above list price offer. Not sure what more you can ask for! If we come back to Hampton Roads, we don't have to search for a Realtor. We'll just go with the guy we now recommend to all our friends, Robb Grabb!
