Shirley brought her buyers to see the property 2 days after signing the contract. The buyer's offer was over the listing price before the first open house was held and seller accepted the offer made by the buyer and escrow was closed within 30 days. Even though Shirley represented both the seller and buyers, she was able to listen and communicate with her seller and buyer fairly.
